Chimneys take the worst of the weather. They stand proud of the roof and catch the wind-driven rain, so they’re where leaks and damage tend to start. These are the warning signs.
A stain or musty smell on the wall or ceiling around the chimney, often in a bedroom. The water usually gets in up at the roof and tracks down inside, so the damp shows well below the leak.
Flashing is the lead seal where the chimney meets the roof, and it’s the single most common cause of chimney leaks. Once it cracks or pulls away from the brickwork, rain runs straight in
Gaps in the mortar joints, brick faces flaking off (spalling), or a stack that looks like it’s leaning against the sky. That’s where repointing, or a rebuild, comes in.
We find the leak first, then fix the cause. Sometimes that’s the leadwork, sometimes the mortar, and now and then it’s a slipped slate or a blocked gutter behind the stack, not the chimney at all.

Re-leading the flashing is a small job. Repointing a whole stack or taking it down and rebuilding it is not; so an honest price needs a look at yours. What moves it most is whether it’s flashing, pointing, or a rebuild; how much lead and mortar work is involved; and the access, since a chimney almost always needs scaffolding. Most often it’s failed lead flashing where the chimney meets the roof. Sometimes it’s a cracked crown, crumbling mortar, or a slipped slate or blocked gutter near the stack. The leak usually shows on the ceiling away from the chimney because the water tracks along the timber, so we find the real source first.
If the brickwork is sound, repointing and re-leading will do. If the stack is leaning, the brick is badly spalling, or the mortar has gone throughout, a partial or full rebuild is the safer fix. We’ll tell you which after the inspection.
