The problem

Why Commercial Roofs In Dublin Fail Quietly

Most commercial roof leaks in Dublin start at blocked box gutters, split membranes, or failed flashings long before anything shows inside.

Blocked outlets and box gutters

Leaves and silt fill the box gutter and water backs up into the building. It is the most common commercial roof leak and the cheapest to prevent.

Splits at upstands and details

Roof membranes rarely split in the open. They fail where they turn up a wall or meet pipework, and the stain downstairs comes months later.

Tired flashings and fixings

Lifted flashings and corroded fixings let rain work into older industrial roofs slowly. One windy night turns that slow drip into a live leak.

What's included

What Our Commercial Roof Inspection Covers

Every commercial roof inspection covers the full roof area. Not a sample of it. We inspect at roof level, never from the ground. The crew arrives with all access equipment ready. Each visit covers:

  • Roof coverings including membrane, felt, single ply, asphalt, slate and profiled sheeting
  • Upstands, laps, seams and roof penetrations
  • Roof flashings, parapets and copings
  • Box gutters and outlets, cleared during the visit
  • Rooflights, roof hatches and rooftop plant
  • Access routes and anything that puts your own staff at risk

The report comes back with dated photographs and a marked roof plan. Each finding is graded urgent, this year, or monitor. Any repairs are quoted at a fixed price. If the roof is sound, we tell you.

What it costs

Commercial Roof Inspection Cost In Dublin

We price each commercial roof inspection on the building itself, not a flat rate. No two roofs take the same time to walk. Tell us the roof area and the access, and you get a written price before anything is booked.

Repairs from the report are always quoted separately. Our Roof Cost Calculator suits smaller roofs, but ring us for warehouses or multi-tenant buildings.

What moves the price

Roof Area. One clear expanse costs less per square metre than five split-level roofs.

Access. Internal stair access is straightforward. Roofs needing mobile platforms or cherry pickers cost more.

Fragile Materials. Fragile sheets need crawl boards and edge protection before anyone steps on.

Working Hours. Out of hours, weekend, or live-plant access takes longer and costs more.

Report Depth. Simple photo reports cost less. Detailed condition surveys with pricing cost more.

FAQS

Frequently Asked Questions

Direct answers from an experienced, hands-on roofing professional.

Twice a year is the pattern most Irish commercial buildings settle on: once in autumn before the wet months, once in spring to pick up winter damage. Buildings with box gutters, heavy plant on the roof or a lot of surrounding trees usually need more. We agree the frequency with you when we survey the roof, based on what is actually up there.

A written report with dated photographs, a plan of the roof showing where each issue is, and every finding graded urgent, this year, or monitor. Anything needing work comes with a separate written quote, so the report itself never reads as a sales document.

Yes. We survey the roof before a purchase or a lease is signed and set out its condition, the work it needs now, and what a buyer should expect to spend on it over the coming years. That gives you something concrete to negotiate with or budget against.

As the building occupier you carry duties around work at height, and so does the contractor. The General Application Regulations 2007 require work at height to be properly planned and risk assessed. We send the method statement and risk assessment before we arrive, our crew hold CSCS cards and site passes, and we have an in-house safety officer. That paperwork is what protects you if it is ever questioned.
