Layers of heavy-duty bitumen felt are heat-bonded together into a tough, watertight covering, finished with a mineral top sheet that shrugs off the sun. What moves the price is the area, the number of layers, the state of the deck (replacing rotten boards is the common added cost), any insulation for a warm roof, the upstands and flashings, and the access. A well-laid modern torch-on roof lasts many years with very little upkeep, and a roof that drains well and is kept clear lasts longest. We’ll give you a realistic lifespan for your roof at the survey.
A habitable flat roof, such as an extension or a flat-roofed kitchen, needs three layers under the building regulations. A shed or garage can often do with fewer. We’ll advise on what yours needs at the survey.
Open flame near a building has to be respected, and that’s exactly why it’s a job for skilled roofers, not a DIY one. We work to properly hot-works safety, so the only thing that gets bonded is the felt.
