When to replace

Signs you need a new roof, not another repair.

Most people put off a new roof until the repairs stop working. These are the signs it’s time to replace rather than patch again.

Repairs that keep coming back

You’ve had the same leak fixed more than once and it keeps returning in a new spot. The covering is past its life and patching is now throwing good money after bad.

Widespread slipped or cracked slates

It’s not one or two slates. They’re sliding, cracking, or shedding grit across the whole roof, so the whole covering needs renewing rather than spot repairs.

Sagging, damp or daylight in the attic

Dipping roofline, damp timbers or daylight through the boards point to a tired structure and failed underlay. That’s a re-roof, and the sooner the better.

THE FULL JOB

Everything Your New Roof Includes

New roofs are more than new tiles. We renew the whole system from the timbers up, so what you pay for once stays sound and watertight for decades. Every full re-roof we take on covers:

  • Stripping and removing the old roof completely, with skips ordered and proper disposal handled by us.
  • Timbers checked once the roof is open, with any rotten battens or rafters replaced before anything new goes on.
  • New breathable underlay throughout, the layer that keeps water out while letting the roof itself breathe.
  • New slates or tiles laid in proper courses, with the ridge, hips, and valleys all finished right.
  • New lead flashing wherever the roof meets chimneys, walls, and joints, cut and dressed by hand.
  • New gutters, fascia, and soffit wherever the old ones need it, so the whole roofline matches the roof.

Every re-roof runs to a written fixed price agreed before we start, and the site gets left tidy when we leave. Workmanship cover stands behind the finished roof for the years after.

REPAIR OR REPLACE

When A New Roof Beats Repairing

Most roofs need a repair, not a replacement, and telling you which honestly is where every survey of ours starts.

Repairs Keep Returning

When the same roof needs patching every year or two, the repair bills are quietly paying for a new roof.

Failing All Over

Slates slipping across the whole roof rather than one spot means the fixings are gone, not the slates.

Rot In The Timbers

Sagging lines and soft battens mean the problem is under the covering, and no surface repair reaches that.

Still Worth Repairing

One leak, one bad valley, or a patch of storm damage gets repaired, and we say so when it does.

FAQS

Frequently Asked Questions

Direct answers from an experienced, hands-on roofing professional.

It depends on the size and pitch of the roof, the material you choose, access for scaffolding, and the state of the old roof underneath. Use our roof cost calculator for a quick guide, then book a free survey and we’ll give you a written, fixed price.

Most homes are done in a few days. A large or complex roof takes longer, and bad weather can add a day or two. You’ll get a timeframe with your written quote.

If repairs keep failing or the damage is widespread, a new roof is usually the cheaper choice over time. If a repair will do, we’ll tell you that after the survey rather than sell you a roof you don’t need.

It depends on the material. Natural slate lasts the longest, with concrete and clay tiles not far behind. We’ll tell you what to expect for the material you choose.
